Real Estate Executive (Leasing)

Job Description

• Source and attract potential tenants through agent networks, referrals, and online platforms; conduct property viewings and identify tenant requirements to match suitable properties.
• Recommend and implement tenant mix strategies for commercial properties to optimise occupancy and align with the company's leasing objectives.
• Negotiate rental terms and coordinate the closing of lease agreements.
• Prepare tenancy documents including Letter of Offer (LOO), Tenancy Agreement (TA), invoices, receipts, and correspondence letters.
• Monitor monthly rental collections and follow up on outstanding payments.
• Manage lease renewals, extensions, and terminations.
• Coordinate with team members on handover process once tenant secured or during non-renewal and termination of tenancy.
• Ensure tenant files and documents are in place, on SharePoint and hardcopy (if applicable), and easily accessible by team members.
• Attend to tenant queries, including defect complaints and maintain positive landlord-tenant relationships.
• Collaborate with team members and other departments on various tasks, including but not limited to building maintenance and tenant fit-out.
• Track occupancy status, conduct periodic market rental surveys, and prepare leasing reports.

Qualification

• Minimum Diploma or Bachelor's Degree in Real Estate Management, Property Development, or equivalent.
• Minimum 2–5 years of experience in real estate leasing or property management.
• Familiar with Malaysian tenancy laws and common leasing practices.
• Proficient in Microsoft Office; knowledge of MHW accounting system is an added advantage.
• Strong communication, negotiation, and problem-solving skills.
• Able to work independently and manage multiple properties simultaneously.
• Possess a valid driving license and own transport.
